D3Edit sometimes crashes when a room file is opened. The same happens when a new room is created. These crashes don't seem to have much to do with the room file or the room itself. They seem more to be related to cascading the currently open document windows. There's two solutions for this problem: 1. Always save your work before opening a room file or creating a new room. or 2. Click on "Window", then "Cascade" before you create a new room or try to open an existing room file. Option 1 doesn't prevent the crash, but at least you don't loose any work. Option 2 prevents the editor from crashing when a new room file is loaded or a new room created.
